Recently, our neighborhood gathered to enjoy a sweet treat and catch up on important community news at our annual Ice Cream Social. One key update came from Stephen Rye, who shared details about the zoning application Exowatt is pursuing for the former Frito Lay site at 9807 Middle Fiskville Road. This zoning update has the potential to signficantly change how the site is used and its relationship to our neighborhood.



What Is the Zoning Application About?


The current zoning for the Frito Lay site is Mixed Use, and Exowatt’s application seeks to change this zoning to Light Industrial.


Changing to Light Industrial zoning means the site would be limited to uses that fit within industrial activities that are less intense and less disruptive than heavy industrial usage. This change affects what businesses or operations can legally take place at that location.



What Does Light Industrial Zoning Mean for the Neighborhood?


Light Industrial zoning allows for activities like manufacturing, assembly, warehousing, and distribution, but with restrictions to reduce noise, pollution, and traffic impact.

As a manufacturer of alternative energy products, specifically a solar-powered, thermal energy source for Data Centers. Light Industrial zoning permits assembly and manufacturing of specialty lenses for their production line.
